Positioned as Top Tier Benefit Among Tri-County Members
|
Throughout 2025, the Board of Directors focused on strengthening governance, protecting Association assets, and positioning the organization for long-term success in a rapidly evolving environment.
In 2025, the Board of Directors actively advocated for the continuation of DocuSign as a long-standing partner of Tri-County Suburban REALTORS®, recognizing its integral role in how members conduct business. As a result, the Board approved extending the DocuSign member benefit through May 2026, while thoughtfully reviewing recommendations from a joint regional task force regarding future e-signature platform options. This approach reflects the Board’s commitment to fiscal responsibility without disrupting the tools members rely on daily. DocuSign has been a trusted transaction solution included in member dues for many years, providing REALTORS® with a FREE account featuring unlimited envelopes and the ability to securely send and sign legally binding documents anytime, anywhere, from any internet-connected device.
The Board also approved a rolling Strategic Plan with no fixed end date, allowing the Association to remain nimble and responsive to changing market conditions, emerging trends, and evolving member needs. Unlike a static plan, this framework is continuously reviewed and refined to ensure strategic priorities remain relevant and actionable.
In addition, the Directors adopted a comprehensive Cyber Security Policy Handbook addressing email and data security, password management, artificial intelligence, cyber insurance, and best practices. The Board continued to implement the corporate restructure, working closely with legal, tax, and accounting professionals. The new structure—a holding company with three subsidiaries focused on operations, investment property, and financial investments—was designed to safeguard assets, mitigate liability exposure, and reinforce sound fiscal stewardship.
Taken together, these efforts reflect a year of thoughtful stewardship and forward-focused decision-making by Tri-County Suburban REALTORS®. The report offers a comprehensive overview of the Association at work, including financial insights, governance and strategic planning, member outreach and education, RPAC activity, technology investments, and the continued commitment of our staff and volunteer leadership. Together, these efforts reflect Tri-County Suburban REALTORS®’ ongoing focus on delivering value, protecting resources, and positioning the Association for long-term success in an ever-evolving industry.

The Annual Tri-County Suburban REALTORS® Board of Directors Installation celebrates the passing of the torch of leadership and a new era for our organization.
Join us on January 15th (4pm-7pm) at The Desmond Hotel in Malvern for a memorable evening as we honor and install the 2026 Board of Directors and incoming Chairman, Dave Ashe.

Located in Kennett Square, PA in the heart of Chester County, agents may earn all necessary Delaware continuing education credits (Modules 1-7), and all necessary Pennsylvania credits (required courses + electives)!

SRA: County Tax Roundup: Chesco Stays Level as Bucks, Delco and Montco Rates Rise |

|
County property taxes in Bucks, Delaware and Montgomery counties will increase in 2026, but Chester County taxes will stay level. Property tax rates are measured in millage, with one mill being worth $1 for every $1,000 of assessed property value.
Bucks County commissioners voted 2-1 to adopt a roughly $517 million budget for 2026 that includes a 2.2-mill property tax increase. The 8% millage rate increase — from the current 27.45 to 29.65 mills — will close an operational budget deficit of more than $16 million, while adding an extra $72 annually to an average property owner’s tax bill.
Chester County commissioners approved a $778.6 million county budget for fiscal year 2026 that holds the real estate tax rate steady. The overall property tax rate for 2026 remains 5.164 mills.
Delaware County Council unanimously approved a $418.5 million 2026 budget with a 19% property tax increase. There will be a general tax levy of 4.008 mills and a debt service levy of 0.601 mills on assessed property, for a total of 4.609 mills. A property owner with the average assessed value of $255,472 will see their county taxes increase by $188.
Montgomery County Board of Commissioners unanimously approved its 2026 budget. The county is raising property taxes by 4% to generate about $12 million in additional revenue for its general fund. The increase will equate to roughly $36 more in property taxes next year for the average single-family dwelling. The budget includes 5.462 mills for county operations and 0.49 mills for Montgomery County Community College, for a total of 5.952 mills.
