Each year, TCSR sends dues notifications to all members exclusively via email. This year, notifications will be sent tomorrow, October 1, 2026. Subsequent notices will also be sent via email. 

Beginning tomorrow, October 1, 2026, REALTOR® members and Affiliate members can begin paying their 2027 membership dues in full or via installments. Dues are divided into payment cycles, and the earlier you pay, the less you pay. Members who pay in Cycle 1 receive the lowest dues rate.

Every year during the PAR’s Board of Directors Fall Business Meetings in Harrisburg, three REALTOR® members are recognized for their dedication, leadership and contributions to the real estate industry through the following awards, Lifetime Achievement Award; REALTOR® Active in Politics Award, and REALTOR® of the Year.

Todd Umbenhauer, a member of Tri-County Suburban REALTORS®, is an associate broker for Keller Williams Real Estate and has been a member for over 50 years. “This is a moment where words escape me,” Umbenhauer said. “Being PAR president was the greatest honor of my life and I pray that I served you all well. I’ll treasure this for the rest of my life.”

Umbenhauer served as president of the former North Penn Board of REALTORS® and chairman of the Suburban REALTORS® Alliance. He was the president of PAR in 2018 and has served on the Standard Forms Oversight, Professional Standards, Convention and Executive Committees. He was a National Association of REALTORS® director and served on NAR’s Multiple Listing Issues and Policy and Risk Management Committees. He is also a certified NAR Code of Ethics instructor.

Umbenhauer has a longstanding commitment to his community, raising tens of thousands of dollars for church youth groups and non-profits, acting as an auctioneer. He was formerly involved with the Table of Plenty for Zion Mennonite Church and currently works with the Loft Food Pantry in Millersville. He is an active member of Souderton Mennonite Church, serving there in various capacities. He also volunteers with Dream League baseball organization for those with disabilities, Easter Baskets for Berks, as well as Valentines for Veterans annual breakfast.

This October, Tri-County Suburban REALTORS® is celebrating REALTORS® Reach Out Month with two opportunities to give back. We’re partnering with the Boys & Girls Clubs of Philadelphia to collect new winter coats, gloves and hats for children ages 6–16, while also collecting nonperishable food items for Kids Against Hunger United.

Members can drop off donations at Tri-County Suburban REALTORS®, 1 Country View Road, Suite 201, or the Association of REALTORS® School, Suite 101, Monday–Friday from 8 a.m.–4:30 p.m. A collection box will also be available at the Annual Meeting on October 21st. Donations will be accepted through November 23.

Data centers are making headlines and expanding into communities across Pennsylvania. As demand for digital infrastructure grows, these developments raise important questions about land use, economic development, energy use and local impact.

To help you stay informed, PAR is hosting a webinar The Data Behind Data Centers on Tuesday, October 6 at noon, designed to break down what data centers are and how they operate, why these projects are growing across Pennsylvania, the potential impacts on local communities, and key considerations related to development, energy and land use.

Join Nadia Evangelou, principal economist and director of real estate research, and Matt Christopherson, director of business and consumer research, both with the National Association of REALTORS®, as they examine national trends and Pennsylvania-specific data related to data center development. Developer Brian O'Neill, CEO of MLP Ventures, has filed five lawsuits against the Upper Merion Township Board of Supervisors over its denial of five proposed King of Prussia data center projects totaling 4.6 million square feet. The developer argues that officials had previously indicated the developments would comply with zoning as a warehouse use and that the board's rejection was driven by public opposition rather than objective zoning deficiencies. The proposals were denied following a contentious Aug. 13 public meeting where supervisors cited insufficient information about community impacts like energy and utility needs. The denials were met with applause from residents and backed by an 18,000-signature petition. O'Neill's suits, filed in Montgomery County Court, claim this reasoning was legally improper and seek court approval of the plans. Because the proposals predate a new township ordinance regulating data centers' noise, energy and water impacts, that ordinance doesn't apply to this case. The denial comes amid broader regional and statewide pushback against data center development.
