The MCE Season Pass from the Association of REALTORS® School (ARS) is your all-access ticket to fulfilling Pennsylvania real estate license renewal requirements for the 2024–2026 cycle. Available for purchase through your Secure Member Portal, the MCE Season Pass allows you to register for, and attend unlimited standard continuing education (CE) courses —both required and elective—between
July 1, 2025, and May 31,2026, for a one-time fee of $125.
All Tri-County members are eligible to purchase the MCE Season Pass, and there are course options to fit every schedule and learning style. To make planning easier, you can sort the class calendar by tags such as “Required”, “Elective", "Virtual", and more! Whether you’re looking for a specific topic or want to complete your required hours, it’s easy to find what you need. Visit tcsr.realtor/events to access the calendar.
Want to know what CE you need for license renewal?
The Pennsylvania Real Estate Commission requires all real estate licensees (including brokers and associate brokers) to complete 14 hours of education each renewal period.
Continuing education requirements vary depending on when your license was issued and whether this is your first renewal cycle. Visit our CE requirements page for all the details!

NAR Secures Major Wins for Real Estate in Landmark Tax Reform Bill |
At Tri-County Suburban REALTORS®, we are unwavering in our commitment to advocate for policies that directly impact the real estate industry, homeownership, and the communities our members serve. When legislation has a clear and measurable effect on housing, it’s our responsibility to inform and engage our members.
The passage of the One Big Beautiful Bill Act is one such instance. This sweeping tax reform bill, which has now passed the U.S. House of Representatives and is headed to the President’s desk, includes several REALTOR®-backed provisions that stand to shape the real estate landscape in significant ways. From tax policy to affordable housing, the bill addresses core issues that affect what our members do every day.
Below is the official statement from the National Association of REALTORS® outlining the real estate wins included in the legislation—and the impact REALTOR® advocacy had in making them a reality.
The National Association of REALTORS® applauds the U.S. House of Representatives on final passage of the sweeping tax reform legislation that delivers significant victories for homeowners, consumers, real estate professionals, and the broader U.S. economy. The House passed the the bill by a vote of 218 - 214. The legislation now heads to the President’s desk to be signed into law.
The bill includes multiple NAR-championed provisions designed to support homeownership, drive investment in housing supply, and strengthen the real estate economy—a sector that accounts for nearly one-fifth of the nation's GDP.
“For months, REALTORS® across America have been at the forefront of tax reform, making sure Congress understood that homeownership is not only the cornerstone of the American Dream but a foundation for building wealth and strengthening communities,” said Shannon McGahn, NAR’s executive vice president and chief advocacy officer. “We delivered that message backed by original research, trusted polling data, and the real-world expertise of more than a million REALTORS® living and working in every ZIP code in America.”
NAR successfully secured its top five legislative priorities in the final package:
A permanent extension of lower individual tax rates,
A permanent qualified business income deduction (Section 199A),
A temporary (five year) quadrupling of the state and local tax (SALT) deduction cap, beginning in 2025,
Protection for business SALT deductions and 1031 like-kind exchanges,
A permanent extension of the mortgage interest deduction,

PAR: How Much Does Summer Cost Homeowners? |

Nearly half of homeowners are worried about affording summer 2025, according to a survey of over 1,000 homeowners by American Home Shield.
Although nearly 3 in 5 said that summer is the most expensive season for them, 78% also said that this season is worth the high cost.
Still, 40% said they’re planning on changing their plans to cut costs, with the top cuts being:
Travel (48%) , Parties and cookouts (28%), Home improvements/DIY projects (27%), Landscaping (19%), HVAC/AC use (17%)
In the Northeast, average monthly summer home costs total about $782, with the breakdown being:
Electricity ($230), Water ($129), Landscaping ($141) , Pool maintenance ($225), Grill supplies ($57)
For the entire summer, costs in the Northeast average a total of $7,437, with the breakdown as follows:
Monthly home costs: $2,346, Travel: $2,481, Childcare/camps: $946, Garden: $340 , DIY Projects: $844, Parties and cookouts: $480
After the West ($8,352), that’s the second-highest total cost of summer by region.

Bright MLS: Bright MLS Expands Listing Access

A new initiative gives Bright MLS subscribers access to listing data in multiple search systems beyond Bright, providing valuable opportunities for referral business, listing exposure, and network expansion.
|
How does access to these search systems benefit subscribers?
While not all of the regions covered by these MLSs are adjacent to Bright’s service area, they do represent key areas for relocation, providing valuable opportunities for subscribers to grow their referral business, expand their network, and increase exposure for their own listings. Bright MLS expects to add more MLS Search Partners in the near future, as well as further expanding data access closer to home—as with their recent data share agreements with CVR MLS and Williamsburg MLS.
What areas are covered by Bright's Search Partner MLS systems?
BeachesMLS includes Broward, Palm Beach, and St. Lucie County. BeachesMLS currently has around 46,000 listings and includes more than 100 miles of Florida coastline.
CRMLS coverage areas include 41 Associations, Boards, and MLS organizations throughout the state. You can review the list and a map of areas they cover here.
MLS Now coverage comprises a total of 32 counties—27 in Ohio and five in West Virginia, with a database dating back to 1991 that includes more than 2 million listings.
NWMLS coverage areas include Washington State and parts of Oregon. You can review and download a map of their coverage area here.

SRA: Springfield Approves Micro-Hospital Plan Despite Resident Concerns

Springfield Township commissioners approved a micro-hospital development project. Before he cast the deciding vote, Board President Jeff Rudolph said, “This has probably been the biggest land development project in this town for the last 40 years. I’ve heard everybody’s voice. I’ve listened, but we also have a duty to provide proper services in this town. That makes it very difficult, but I cast my vote, ‘aye.’” Since the project was first discussed in 2018, residents’ concerns have included loss of greenspace, increased traffic, light pollution, ambulance noise, storm water runoff, financial danger, decreased property values, and attracting mental health and drug-addicted patients to the township. The commissioners’ vote gives final approval to Christiana Care’s plan to develop the township’s Coventry Woods property into one of two new micro-hospital facilities. The other, in Aston Township, is already under construction.
